Commercial Real Estate General Qualifications / Eligibility

When it comes to real estate investing, our consultation services prefer that real estate entrepreneurs present:

  • 600 or greater FICO scores
  • 15-30% cash liquidity of either the purchase price or the rehab/construction cost of their project
  • Profitable 3-year corporate tax returns
  • No current credit impairment such as missed mortgage payments, bankruptcies or foreclosures, or state or federal tax liens.
  • Finance request between $250,000 to $250 million (larger requests on a case-by-case basis)

Land Acquisition / Development Consultation

Business finance consultation services are provided for acquisition and/or development projects. However, this is the most difficult real estate finance consultation request. The entrepreneur must have proven experience having profitably transacted a development to completion.

Land Acquisition & Development General Qualifications / Eligibility

When it comes to real estate investing, our consultation services prefer that real estate entrepreneurs present:

  • Raw land near metro areas
  • Developed lots inside metro areas
  • Prefer that developers have written letters of intent of interested buyers in place
  • Developers must have 30% proven cash liquidity or the ability to obtain that before
    Everstream Capital will engage in consultation services
  • Finance request between $1 million to $100 million (larger requests on a case-by-case
    basis)

Residential Real Estate Consultation

Business finance consultation services for residential real estate investment projects for purchase, rehab, construction, or cash-out/refinance. The consultation can be for either bridge or permanent facility structures. The residential real estate investment projects are:

  • Fix/Flip (rehab)
  • Spec home construction
  • Rental homes: traditional or short-term
  • Small multi-family (5 to 10 units)

Real estate investors may have to prove experience on certain types of real estate investment transactions.

Fix & Flip

Requires that on “deep rehab” projects, the investor has to show at least 1 HUD verified project within a five-year period. Deep rehab is when the cost of rehab exceeds the purchase price of the residential property. However, if the rehab project is considered light rehab, then no prior investment experience is required.

Residential Real Estate General Qualifications / Eligibility

When it comes to real estate investing, our consultation services prefer that real estate entrepreneurs present:

  • 640 or greater FICO scores
  • 15-30% cash liquidity of either the purchase price or the rehab/construction cost of their project
  • Profitable 3-year corporate tax returns and profitable previous years financials, and year to date interims if seeking bank finance
  • No current credit impairment such as missed mortgage payments, bankruptcies or foreclosures, or state or federal tax liens.
  • 1-3 HUD verified spec-builds within the past 3 years
  • Finance request between $100,000 to $5 million (larger requests on a case-by-case basis)

Spec-Home Construction

Requires that an investor have at least 1-3 HUD verified builds within the past 5 years. Alternative spec-home construction lenders are adamant on the home builder having experience as an investor. That means the builder took the risk either with their own funds or finance. It’s possible that a custom homebuilder may not qualify for spec-home construction finance if they built homes when their clients paid with their own funds or finance. Sometimes banks are more flexible on the experience issue.

  • 15-30% cash liquidity of either the purchase price or the rehab/construction cost of their project
  • Profitable 3-year corporate tax returns and profitable previous years’ financials, and year-to-date interims if seeking consultation services for bank/credit union financial solutions
  • No current credit impairment such as missed mortgage payments, bankruptcies or foreclosures, or state or federal tax liens.
  • 1-3 HUD verified spec-builds within the past 3 years
  • Finance requests between $250,000 to $20 million (larger requests on a case-by-case
    basis)

Rental Homes Consultation

Traditional Rental Homes

finance doesn’t have any hard experience requirements. With alternative rental finance sources, the rental property must positively cash flow after insurance, taxes, HOA fees and the lenders note.

Short-Term Rental (AIRBNB)

with most alternative lenders the investors must have at least 1-2 years’ minimum experience to qualify for short-term rental finance solutions. However, the experience requirement doesn’t apply if the finance solution is from a bank.

Rental Homes General Qualifications / Eligibility

When it comes to real estate investing, our consultation services prefer that real estate entrepreneurs present:

  • 640 or greater FICO scores
  • Rent Roll required
  • YTD operating income statement for short-term rentals
  • 3-year profitable corporate tax returns (if seeking bank finance)
  • No credit impairment issues such as missed mortgage payments, bankruptcies,
    foreclosures, state, or federal tax liens.
  • Finance request: $200,000 to $5 million (larger requests on a case-by-case basis)

Small Multi-Family (5-10 units)

Real estate investors seeking finance to construct or purchase to rehab non-cash flowing multi- family must have prior experience in residential construction to qualify with many of her residential construction lenders. If the investor has no direct experience in small multi-family management, hiring a professional management company can satisfy the experience requirement. Our finance sources can provide construction, rehab, bridge, cash-out, refinance, or purchase finance solutions for small multi-family.

Small Multi-Family General Qualifications / Eligibility

When it comes to real estate investing, our consultation services prefer that real estate entrepreneurs present:

  • 640 or greater FICO scores
  • Rent Roll required
  • YTD operating income statement for the small multi-family property
  • 3-year profitable corporate tax returns (if seeking bank finance)

  • Verified spec-home construction or multi-family construction experience past 3 years
  • Finance requests between $500,000 to $10 million (larger on a case-by-case basis)
